By combining funds from both syndicators and passive investors, and securing additional financing from lenders, we enhance the value of the asset through appreciation and active management. Typically, 25%-30% of the capital is contributed by syndicators and passive investors, while 70%-75% is provided by lenders. The syndication process involves various professionals, including CPAs, lenders, real estate brokers, attorneys, property managers, and both passive investors and the syndicator who orchestrates and oversees the investment.

The distributions typically include a preferred return and a pro-rata share of profits, depending on the deal structure. We strive for cumulative distributions, meaning that any missed preferred interest or distribution payments carry over to the next period and accrue over time.
